OC Rules Reminder
RULES FOR RESIDENTS IN THE COMPLEX
To All Residents,
We wish to remind you that everyone residing at this complex is bound by the Owners Corporation (OC) Rules and the Model Rules.
These rules (made under the Owners Corporations Act 2006 and registered at Land Use Victoria) apply to:
- The Owners Corporation
- Lot owners
- Tenants
- Sub-lessees, and
- Occupiers and visitors
These rules exist to ensure that all health and safety regulations are complied with, all building practices are complied with, and overall the complex is a safe and pleasant living environment for all residents.
Your Building Manager carries out routine inspections to ensure residents comply with these rules. If you are in breach of these rules you will be notified accordingly.
We would like to remind everyone of the following.
External Appearance of lots:
- Balconies
Clothes or other articles must not be hung on balconies or any other part of the exterior of the lot where they can be seen from the outside. Balconies are not to be used for permanent storage of items and especially not for the storage of flammable items. - Well Maintained
All lots must be kept clean and in good repair – internal gardens and balconies must be kept clean, tidy and well maintained. - Structures
No construction or erection of a shed, enclosure or structure of any kind forming part of the lot is permitted without the written consent of the Owners Corporation. - Signs Blinds and Awnings
No external window furnishing may be installed to the exterior of the building whether inside the lot or external to the lot.
Renovations to Lots:
An owner or occupier of a lot must obtain the written approval of the Owners Corporation before making any changes to the external appearance of their lot. This includes:
- Any building works which alter the external appearance of the lot; and
- Any building works to the lot (including installing any blinds or air-conditioning units, floorboards, plumbing, electrical works).

Car Park Oil Spills
A lot owner or occupier of a lot must not permit oil leakages from any motor vehicle, trailer or motorcycle onto the car park and must reimburse the Owners Corporation for the cost of cleaning.
Visitor Parking
Permanent parking is not permitted in visitor parking.
Storage Cages
Flammable coverings must not be used to cover the storage lots AND no flammable materials or items are to be stored inside a storage lot.
Pets
Pet owners must ensure their pets do not urinate or defecate on common property – they must clean up after them if they do. Pets must be removed by an owner if the pet is resolved to be causing a nuisance.
Litter Throwing from Balcony or Windows
Cigarette butts or ash or any other litter must not be thrown from balconies or windows – it can cause injury, damage to property and is a fire hazard.
No Smoking
Smoking is not permitted in any common areas except for the designated area opposite the IGA where there is a container for cigarette butts.
False Fire Alarms
Front doors of apartments must be kept closed. They are fire doors and must not be left open for both fire safety and to contain cooking fumes inside the apartment. Open doors can release cooking fumes which can trigger a fire alarm.
